What Foreigners Need to Know

Freehold vs Leasehold

In freehold zones you own the property outright with no time limit. Outside these zones, ownership is typically leasehold (99-year lease). All areas listed above are freehold.

Golden Visa Threshold

Purchasing a completed property worth AED 2 million or more qualifies you for a 10-year UAE Golden Visa. The visa covers the investor, spouse, children, and parents. Off-plan properties do not qualify until handover.

Transfer Fees and Costs

Abu Dhabi registration fee is 2% of the purchase price paid to ADM. There is no property tax, no capital gains tax, and no inheritance tax on UAE real estate. Annual service charges vary by building, typically AED 10–35 per sqft.

Mortgage Availability

Non-residents can obtain mortgages in the UAE, though typically at a lower LTV (50–60%) than residents (up to 80%). UAE banks including FAB, ADCB, and Emirates NBD all offer non-resident mortgages. Interest rates currently range from 4.5–6.5%.

No Residency Required to Buy

You do not need to be a UAE resident to purchase property in Abu Dhabi freehold zones. The purchase process can be completed remotely via Power of Attorney. DRE handles overseas buyer transactions regularly.

What we tell every foreign buyer

The freehold question is straightforward — the more important question is which zone suits your objectives. Al Reem Island suits investors focused on rental yield and liquidity. Saadiyat Island suits buyers seeking capital appreciation and prestige. Yas Island suits investors targeting short-term rental income from tourism.

For overseas buyers completing purchases remotely, we handle the full process — from area selection to handover — without requiring you to travel to Abu Dhabi.

District Real Estate has been advising foreign buyers in Abu Dhabi since 2014. We hold ADM Licence 2018/233912 and RERA Dubai 818563.
