What Foreigners Need to Know
In freehold zones you own the property outright with no time limit. Outside these zones, ownership is typically leasehold (99-year lease). All areas listed above are freehold.
Purchasing a completed property worth AED 2 million or more qualifies you for a 10-year UAE Golden Visa. The visa covers the investor, spouse, children, and parents. Off-plan properties do not qualify until handover.
Abu Dhabi registration fee is 2% of the purchase price paid to ADM. There is no property tax, no capital gains tax, and no inheritance tax on UAE real estate. Annual service charges vary by building, typically AED 10–35 per sqft.
Non-residents can obtain mortgages in the UAE, though typically at a lower LTV (50–60%) than residents (up to 80%). UAE banks including FAB, ADCB, and Emirates NBD all offer non-resident mortgages. Interest rates currently range from 4.5–6.5%.
You do not need to be a UAE resident to purchase property in Abu Dhabi freehold zones. The purchase process can be completed remotely via Power of Attorney. DRE handles overseas buyer transactions regularly.
