The low-density master plan dedicates most of the island to parks, beaches and open space, and connects to the mainland in minutes.

Early-stage freehold on a government-backed leisure island; the thesis is lifestyle scarcity and completion upside. Villa and plot yields are modest and the resale market is still forming, so plan a longer hold. Entry at AED 2M or above qualifies for the Golden Visa.
