Property Management

One unit or an entire portfolio.
Managed properly.

District manages property across Abu Dhabi and Dubai for two kinds of owners: individuals who want their unit handled end to end, and institutions that need portfolio-scale rigour. Choose your path below.

For individual owners

Your apartment or villa, handled end to end.

From the day your unit is listed to the day a tenant hands back the keys, District manages every step — so you receive rent in your account without managing tenants, contractors or paperwork yourself.

01
Marketing & listing

Professional listing on the District website, major property portals and social channels, with signage where possible — at no extra cost to you.

02
Viewings

We hold the keys, screen every prospect, accompany every visit, and keep a record of viewings and feedback so you always know the level of interest.

03
Tenancy & Tawtheeq

We prepare and register the tenancy contract, complete Tawtheeq, and collect and file all required tenant documents on your behalf.

04
Rent collection

Rent is invoiced and collected in line with the agreed payment schedule, then transferred directly to your bank account.

05
Move-ins & changeovers

Signed snag lists at move-in, joint inspections at move-out, advice on deposit deductions, and turnaround works coordinated so the unit re-lets quickly.

06
Utilities & clearances

We coordinate utility transfers for incoming tenants and require TAQA clearance from vacating tenants before closing the tenancy.

07
Maintenance liaison

We sit between your tenant and the maintenance contractor, manage quotations for uncovered works, and keep the property in lettable condition.

For institutions

Portfolio mandates, built for owners who answer to boards.

Buildings, unit blocks and multi-asset portfolios under one operating mandate: leasing, financial reporting, maintenance, compliance, tenant fit-out coordination and risk management — with one named manager accountable for the outcome.

Developers

Post-handover leasing and operations for unsold or retained inventory. We protect the brand the development was sold on.

Mixed-use destinations

Retail, F&B, office and leisure under one operating mandate, with tenant coordination and common-area standards.

Family offices

Multi-asset portfolios managed with institutional rigour and complete discretion. One relationship, one report.

Government-linked entities

Compliance-first management with structured reporting, audit-ready records, and formal escalation protocols.

Corporate landlords

Buildings and unit blocks held on balance sheet, managed so occupancy, income and condition perform as planned.

Discuss a mandate.

A confidential conversation first. A tailored proposal after.

Request a portfolio proposal

Institutions buy transparency. So that is what we built.

Every District mandate runs on a fixed reporting rhythm, documented processes, and a single senior manager who owns the outcome. Where a mandate requires engineering review or specialist technical supervision, we assemble qualified consultants under the same agreement — the owner deals with one accountable partner throughout.

Weekly & monthly reporting

Occupancy, income, arrears, maintenance and fit-out progress, delivered on a fixed schedule.

A named portfolio manager

One senior point of contact with direct WhatsApp access. Not a call centre, not a ticket queue.

Escalation protocols

Defined response paths so urgent issues reach decision makers in hours, not weeks.

On-site capability

For larger mandates we can base a dedicated team within the property for real-time coordination.

Discretion

You will not find our clients listed here.
That is deliberate.

The owners, institutions and families we work with engage us with the expectation of confidentiality. We do not publish client names, portfolio details, or case studies. References can be discussed privately, where appropriate, during the proposal process.

Questions

Common questions from owners.

What does District handle for an individual landlord?

Everything between you and the tenant: marketing and viewings, tenancy contracts with Tawtheeq registration, rent invoicing and collection with transfer to your bank account, move-in snag lists and move-out inspections, utility transfers and TAQA clearance, and liaison with maintenance contractors throughout the tenancy.

How is rent collected and paid to me?

District invoices and collects rent according to the payment schedule agreed in the tenancy, then deposits the funds directly into the bank account you nominate in the management agreement. You receive updates on the occupancy and payment status of your unit.

What documents do I need to get started?

The title deed or SPA for each unit, a passport copy and Emirates ID of the owner or authorised signatory, the floor plan, and the keys if the unit is vacant. Our team confirms the full list when preparing your agreement.

What does institutional property management include?

A full operating mandate typically covers leasing and tenant management, financial reporting, planned and reactive maintenance, vendor procurement, lease and contract administration, fit-out coordination with NOC issuance, and structured risk management — under a single agreement with consolidated reporting.

Why does District not publish client names?

Discretion is part of the service. Institutional owners, family offices and government-linked entities engage us with the expectation of confidentiality, so we do not publish client names, portfolio details or case studies. References can be discussed privately where appropriate.

Can District handle technical or engineering supervision?

Yes. Where a mandate requires engineering review, technical submittals or specialist supervision, we assemble qualified consultants under the same agreement and manage them as part of the overall mandate, so the owner deals with one accountable partner.

Start with a conversation.
Not a contract.
