How to Buy Property in Dubai from Overseas: The Complete 2026 Guide

Buying property in Dubai from overseas is fully legal and increasingly common — the majority of international buyers District works with complete their first purchase remotely.

The process has four stages. First, property selection and reservation: your District advisor shares options via video call, WhatsApp, or email. Once you identify a property, a Memorandum of Understanding is signed digitally and a holding deposit of 5 to 10 percent is paid via international bank transfer to the developer or seller's registered bank account. Never pay cash and never pay to an individual — always pay to a corporate UAE bank account linked to the registered entity.

Second, financing or cash confirmation: if you are buying cash, your funds transfer in stages per the agreed payment schedule. If you require a mortgage, UAE banks including FAB, ADCB, and Emirates NBD offer non-resident financing at 50 to 65 percent loan-to-value, though in-person visits to the bank may be required.

Third, Power of Attorney: if you cannot travel to Dubai for the transfer, you sign a notarised Power of Attorney in your home country (UAE embassy or apostille notarisation), which authorises your District advisor or a UAE-based legal representative to sign documents and attend the transfer appointment on your behalf. The POA must be attested by the UAE embassy in your country and then counter-attested by the UAE Ministry of Foreign Affairs.

Fourth, title deed issuance: the transfer is registered at the Dubai Land Department, a 4 percent transfer fee is paid, and the title deed is issued in your name. The title deed can be sent to you internationally by courier.
