Application Process
01
Purchase qualifying property

Minimum AED 2 million freehold property value. The AED 2M can be spread across multiple properties. For mortgaged properties, the paid-up equity must equal AED 2M+.

Obtain property title deed

Property must be fully registered with DLD (Dubai) or ADREC (Abu Dhabi) and a title deed issued in your name.

Apply through ICP

Application is submitted to the Federal Authority for Identity, Citizenship, Customs and Ports Security (ICP). Your real estate agent or a PRO service can assist.

04
Medical and Emirates ID

Complete medical fitness test and apply for Emirates ID. This is required for all residents regardless of visa category.

Receive Golden Visa

10-year renewable Golden Visa issued. Covers you, spouse, and children under 18 (or unmarried daughters of any age). Parents can be sponsored separately.

Key Questions
Can I use multiple properties to reach AED 2M?

Yes. The AED 2M threshold can be met across multiple properties, provided each is freehold and registered in your name in the UAE. Combine a AED 1.2M and AED 900K property, for example.

Does an off-plan property qualify?

Yes — once you have paid AED 2M or more towards an off-plan property (through your SPA payment plan), you can apply. The property does not need to be completed.

Who is included in the Golden Visa?

The primary visa holder, spouse, all children under 18, and unmarried daughters of any age. Parents can be sponsored separately on a long-term visa. Domestic workers can also be included.

Can I keep my property outside the UAE?

Yes — there is no requirement to live in the UAE full-time to maintain your Golden Visa. You must enter the UAE at least once every 180 days to keep the visa active.

What happens if I sell the property?

If you sell and no longer hold a qualifying UAE property, your Golden Visa eligibility ends at renewal. You would need to purchase another qualifying property before renewal to continue.
