Frequently Asked Questions

What is Tawtheeq and do I need it in Abu Dhabi?+

Tawtheeq is the Abu Dhabi Municipality tenancy contract registration system. All residential tenancy contracts in Abu Dhabi must be registered through Tawtheeq. District Real Estate handles Tawtheeq registration as part of the rental process.

What is Ejari and is it required in Dubai?+

Ejari is the Dubai Land Department system for registering tenancy contracts. It is mandatory for all residential tenancies in Dubai and required to connect DEWA utilities. District Real Estate arranges Ejari registration as part of the rental process.

How many rent cheques are standard?+

In Abu Dhabi, 2 to 4 cheques per year is standard. Premium properties sometimes accept monthly payments. In Dubai, 1 to 4 cheques is typical, with landlords often preferring fewer cheques.

How much is the security deposit?+

Security deposits are typically 5 percent of the annual rent for unfurnished properties and 10 percent for furnished. The deposit is returned at the end of the tenancy subject to any damage deductions.

Can I negotiate the rent price?+

Yes, rent is negotiable in both Abu Dhabi and Dubai. Offering fewer cheques or a longer lease can strengthen your position. District Real Estate advisors can guide you on current market rates and negotiate on your behalf.

What documents do I need to rent?+

You will need a valid passport copy, UAE residence visa copy or work permit, and Emirates ID. Some landlords may also request a salary certificate. District Real Estate advises on exact requirements for each property.
