What is often excluded from standard fees includes major maintenance works above a threshold amount, renewal fees for utilities, and furnishing or renovation management — these are usually charged separately. In Abu Dhabi, Tawtheeq registration costs approximately AED 170 per tenancy and is typically paid by the tenant. In Dubai, Ejari registration is AED 220 and is also usually the tenant's cost. A tenant-find-only service without ongoing management is typically priced at the equivalent of one month's rent. Some agencies charge a separate lease renewal fee. Watch for add-ons that erode the headline rate: lease-renewal fees, mark-ups on maintenance and contractor invoices, and separate charges for furnishing or major works. VAT of 5% applies to management fees.
