Abu Dhabi Freehold Investment Zones — Complete 2026 Guide

Foreign nationals can purchase freehold property in Abu Dhabi in designated Investment Zones under Abu Dhabi Law No. 19 of 2005, amended in 2019 to significantly expand freehold access. Freehold ownership grants full title deed rights equivalent to those of UAE nationals in these zones.

What Freehold Means in Abu Dhabi

Abu Dhabi offers three ownership structures for expatriates in designated zones:

Freehold: Full ownership of the property and the land it sits on, in perpetuity. Title deed (ADREC-registered) can be sold, inherited, or mortgaged without restriction.

Usufruct: Right to use and benefit from the property for up to 99 years. Can be sold or transferred within the usufruct period. Common in older community developments.

Musataha: Long-term surface rights (up to 50 years, renewable) allowing development of the land. More common for commercial purposes.

The 2019 amendment significantly expanded freehold availability — most new Aldar, Miral, and Modon projects launched since 2019 are fully freehold.

Golden Visa Eligibility

Any freehold property purchase in an Investment Zone at AED 2,000,000 or above qualifies the buyer for a UAE 10-year Golden Visa. The property must be completed (ready). Off-plan purchases do not qualify until handover.

DRE Advisory Note

Always confirm freehold status before signing. Ask the developer for the title deed type and the ADREC registration confirmation.
